Our service can also be tailored to include bespoke furniture details, to allow a carpenter to provide you with custom furniture or detail, or we can compile electrical and plumbing drawings to ensure all your trades are working towards the same vision.

Planning and permitted development

We can guide you through the planning process, completing the required drawings and submitting them alongside the application on your behalf. Appointing us as your agent will allow us to be a point of contact with your local authority.

Some projects, can be completed under permitted development rights. This is a way to obtain extra space, without the requirement for a full planning application, reducing the time taken to obtain permission.

We can also prepare and submit drawings for listed building consent, such as elevations for replacement windows.

Building control and construction drawings

Building control /construction drawings ensure everyone is working to the same outcome. They allow building control to ensure building regulations are being adhered to, and contractors to tender and build the vision as intended. For you, they offer a peace of mind that your build is meeting the required standards.

During this process we may need to engage the services of various professionals, such as a structural engineer or have a SAP assessment completed.

We often complete these as part of a full project or as a stand-alone / individual element.

Furthermore, electrical, and plumbing drawings, can be produced to aid the design process ensuring decisions are made before the works are undertaken, leading to a coherent design, while avoiding costly and inconvenient remedies.

These services can be utilised as part of a full design, or as a one-off commission to ensure that the vision becomes reality without any miscommunication.

Conveyancing services 

At Ochre we can also supply you with Land Registry compliant plans, required to assist solicitors in completion of land title changes or leaseholds.

We offer Land Registry compliant plans ready for submission to Land Registry if your project includes the purchase or sale of land, or division of property titles. These ensure that your title deed is accurately recorded.

Leasehold Plans can also be completed for the purpose of lease hold agreements. They often include a lease plan and land registry compliant plan. As part of this service, we can also include internal floor area calculations to ensure that minimum space standards are met.
